The Property

PREVIOUSLY OFFERED FOR $5.5 MILLION. NOW SELLING AT OR ABOVE ONLY $1.25 MILLION! One of Redding’s most significant properties, the 1768 Able Morehouse was built nearly 250 years ago in this small, picturesque town in the heart of Fairfield County. In 1902, Noble Foster Hoggson (a prominent New York architect) redesigned the house in his version of the Colonial Revival Style. The home’s most recent renovation occurred in 2006, by its current owners.

The main residence offers 6 beds, 5 full and 2 half baths, with more than 6,300 sf of living area. A blend of old and new makes the home unique as compared to much of today’s “cookie-cutter” construction. Large and open rooms, wide-plank hardwood floors, charming bedrooms, central heating and cooling, six fireplaces and a spacious kitchen with butler’s pantry combine to provide the convenience of the contemporary era set within the warmth and character of an historical home.

Property grounds include 24 acres of beautiful lawns and gardens (some of latter were designed by Foster Hoggson himself). Features like a reflecting pond and grapevine-covered arbors create a special place of peace and serenity that seems to exist far beyond the 90-minute commute to New York City. Of the 24 acres that comprise the Property, 10 are protected under conservation, further ensuring the Property’s tranquility.

Newer additions to the estate include a heated pool accompanied by a pool house with covered, outdoor dining area, in addition to an 8,000-sf, two-story barn with radiant heat. The barn was built to residential standards in order to house an automotive collection, but is easily convertible to a luxurious equestrian facility.

The Community
REDDING, CT. Small, picturesque and easily accessible via car and train from New York City, Redding has become a coveted community for those who wish to maintain a weekend home or main residence outside of the heart of NYC.

Settled in the 1600s, Redding was recognized as a parish in 1729 and granted its first U.S. Post Office in 1809. Used as winter encampment quarters in 1778, the town served as a home for 3,000 soldiers charged with guarding the Danbury supply depot and defending against Sir Henry Clinton’s attacks in the Revolutionary War.

Fast forward a few hundred years, and Redding is still very much an important point on the map, raking as one of the best small towns in the country by CNN Money in 2009, and as one of the top small towns in Connecticut in 2012 by Connecticut Magazine.

Redding emphasizes culture and education, and is ranked 11th out of Connecticut’s 169 municipalities in median household income. Local John Reade Middle School has won a National Blue Ribbon distinction, and other schools in the area are consistently ranked among the best in the state.

In addition to a thriving visual arts scene, several large-scale movies have been filmed in town, including Wes Craven’s directorial debut, The Last House On The Left, 1975’s The Stepford Wives and the 1967 classic, Valley of the Dolls. From Samuel Clemens to Meatloaf, many famous people have called Redding home, such as Jessica Tandy, Christopher Walken, Flannery O’Connor, Daryl Hall and Leonard Bernstein.

The Location
FAIRFIELD COUNTY, CT. With just under a million residents, Fairfield County, Connecticut is the most populous county in the Constitution State. Established in 1666 by the Connecticut General Court, Fairfield originally included parts of what is now New York State.

Although often seen as an extension of the New York City metropolitan area, Fairfield County has thriving industries of its own, in addition to being an important center for international businesses who prefer to have their headquarters near – as opposed to within – New York City. Clairol, General Electric, Sikorsky Aircraft and quite a few money management firms are based in Fairfield County.

While located only 90 minutes from Manhattan by car, Fairfield boasts a very different skyline: that of the Taconic mountain range. The range’s natural beauty and historic charm is famous, and makes the area a perfect weekend getaway from the hustle and bustle of the Big Apple.
